    Service Overview

Why a properly built garage conversion is the fastest, lowest-disruption way to add a real room.

A garage conversion takes existing four walls and a roof and upgrades them into a fully habitable, Building-Regs-compliant room. Done properly, the structure already exists — so you're paying for insulation, damp-proofing, structural openings, electrics, plumbing, plastering and finishes rather than full new-build groundworks. That's why a garage conversion is consistently the fastest way to add a usable room to a home, often inside 3–5 weeks.

Most homeowners across Greater Manchester, Wigan and Merseyside use their garage for storage, not cars. A turnkey conversion reclaims that floor area as something genuinely useful: a soundproofed home office, a strength-and-conditioning gym, a playroom that keeps toys out of the lounge, or a self-contained annex with its own kitchenette and shower room.

The key difference between a Ridgeline conversion and a 'cheap' one is that we treat the garage as a new room from day one. Floors are dug out and insulated where needed. Walls are dry-lined and insulated to current U-value targets. Damp-proofing is upgraded. The garage door opening is structurally rebuilt — not just blocked up with a single skin of brick that telegraphs as 'converted garage' from the kerb.

Because we self-deliver every trade, your project moves daily. There are no week-long gaps waiting for an electrician or plasterer who 'might be free Thursday'.

The cost of getting it wrong

Why most 'cheap' garage conversions look exactly like cheap garage conversions.

A garage was never built as a habitable room. If the conversion doesn't address insulation, damp, ventilation, structural openings and floor levels properly, you end up with a cold, condensation-prone box that no one actually uses.

    Cold floors and damp walls

Skipping floor insulation and proper damp-proofing means a room that's freezing nine months of the year and shows mould by the second winter.

    Visible 'ex-garage' frontage

A single-skin brick infill where the door used to be never matches the existing brickwork. Buyers spot it instantly and price it down.

    No Building Regs sign-off

Without proper compliance the room legally isn't habitable space. It can't be marketed as a bedroom or office on sale, and it flags on conveyancing.

    Underpowered electrics

Old garages often have a single 13A spur. Running a heater, computer and lighting trips the supply and creates fire risk.

    Wrong floor build-up

Ignoring threshold heights leads to a step down from the rest of the house and water tracking in under the new door.

    Cheap windows

PVC windows fitted into uninsulated reveals lose more heat than they admit light. We use thermally-broken units with proper detailing.

    The Benefits

What you actually get when Ridgeline delivers your project.

    Live-in within weeks

Most garage conversions complete inside 3–5 weeks with minimal disruption to the main house.

    Best £-per-m² value

Existing walls and roof mean you pay for the upgrade — not the shell. Typically 30–40% cheaper per m² than a new extension.

    Fully Building-Regs compliant

Insulation, ventilation, fire safety and electrics all signed off by Building Control.

    Looks built-in, not bolted-on

Brickwork-matched infills and proper detailing so the room reads as part of the house.

    Warm, dry, year-round room

Properly insulated floor, walls and ceiling — not the cold concrete box you're used to.

    Turnkey finish

Decorated, floored, lit and ready for furniture on handover day.

    In detail

Single, double, integral and detached — every garage type, properly converted.

Garages vary enormously. The right approach depends on whether the garage is integral (part of the house), attached, or fully detached, and on the original construction.

    Integral garage conversions

Sharing a wall and roof with the main house, integral garages are the most common conversion. The work focuses on the front elevation rebuild, floor build-up to match internal levels, and tying the new room into the existing heating system.

    Attached & side garage conversions

Attached garages often need additional roof and wall insulation upgrades because the original cavity was never built for habitable use. We typically dry-line internally and add a secondary insulation layer at ceiling level.

Detached garage conversions & garden offices

Detached garages are excellent candidates for fully self-contained spaces — home offices, gyms or annexes. We can run dedicated power and data, install heating, and install kitchenette or shower facilities where required.

    Floor build-up & threshold detailing

Most garages sit 100–150mm below the main house. We dig out, insulate with rigid PIR, lay damp-proof membrane, screed and finish — eliminating the awkward step and the cold-bridge it creates.

    Front elevation rebuild

We brick-match where possible, or specify rendered, timber or composite cladding for a deliberate architectural change. Either way, the result reads as part of the house — never as a converted garage.

    Heating, electrics & data

We extend the existing central heating where capacity allows, or install electric panel heaters / underfloor heating for self-contained spaces. New consumer-unit circuits, USB sockets and structured data cabling are all part of the standard spec.

How much does a garage conversion cost?+

A typical single garage conversion in Greater Manchester ranges from £14,000–£22,000 turnkey. Doubles, integral conversions with structural work, and self-contained annexes with kitchenettes range from £22,000–£40,000+. Every Ridgeline quote is fixed and itemised.

How long does a garage conversion take?+

Most single-garage conversions take 3–5 weeks. Double garages or annexes with plumbing typically take 5–8 weeks.

    Do I need planning permission?+

Most garage conversions fall within Permitted Development. Planning is usually only needed for changes to the front elevation in conservation areas or for fully self-contained annexes intended for separate residential use.

Will it need Building Regulations approval?+

Yes. Any garage being converted to habitable use requires full Building Regs sign-off covering insulation, ventilation, fire safety, electrics and structure. We manage the entire process with Building Control.

Can I keep part of the garage as storage?+

Yes. Half-conversions with a partition wall and a separate storage area accessed externally are common — particularly for keeping garden tools or bikes.

    Will my house insurance change?+

You'll need to inform your insurer once the garage is converted to habitable space. Premiums typically change marginally but the additional floor area is reflected in the rebuild value.

Do you brick-match the front elevation?+

Yes, wherever possible. We source matching or close-match bricks. Where matching isn't possible we'll discuss render or cladding alternatives that look intentional rather than 'patched-in'.

What's the lifespan of the conversion?+

A properly built conversion lasts the lifetime of the host building. Insulation carries 25-year manufacturer warranties; finishes typically need refreshing on the same 10–15 year cycle as any other room.

Will the converted room be warm enough?+

Yes. We insulate floor, walls and ceiling to exceed current Building Regs U-values. The result is typically the warmest room in the house in winter.

    How do I get started?+

Call 07368 183733 or request a free estimate. We'll arrange a free site visit and have your fixed quotation back within a working week.
